The amount of work required to repair a roof leak or roof damage is dependent upon the type of roofing materials that are on your home. Roof Patch Work

One of the most common roof repairs is a roof patch. These types of repairs can seem HUGE when you see an area of missing shingles on your roof. Luckly, many times they are one of the easiest and least expensive of all roof repairs. Roof patching is primarily done by replacing a broken or torn roofing tile or shingle and, if needed, the underlayment (rolled felt/paper under roofing) to prevent penetrating leaks in the future. If areas remain exposed for too long, the decking (wood underneath) may also become damaged and need to be replaced.

Our goal is to patch a roof so well you wont be able to tell it is there. However, on older roofs espesailly, roofing materials can fade and sometimes be out of production all together. We will work with you, and you budget, to decide what makes the most since in these situations. Many times we can find nearly identical roofing materials that help make the patch seem to disappear.

  • These typically range from $395-$895 and require only the top layer of roofing material to be replaced. When done timely, this prevents more expensive patches.

  • Still on the more basic side of patch work, these repairs usually range between $595-$995 and require the underlayment (felt/paper under top roofing layer) to also be replaced. This is required if there are holes or tares in the underlayment, is deteriorated due to exposure, or is missing.

  • The most costly patch type, usually at $895+, which results when roofs are exposed to the weather for long periods of time or small leaks go unnoticed for years. The water begings to rot the decking (wood layer of roof) creating soft spots and requiring small, and sometimes large, sections of roof to be removed down to the framing before being replaced.

Vents and Boots

Your roof is more than just the roofing!

Roof vents help prevent moisture in your attic, and allow the steam from your shower, smoke from the stovetop, and fumes from your fire and furnace to exit your home, without letting the weather back in.

Plumming boots are also found on the roof. They make a seal around the sewer pipes that are vented out though the roof.

These extra pieces all have a certain life expectancy, many times less than the roofing material itself, which is why we inspect each one during every inspection and roof maintenance. One crack in a vent or plumming boot is many times the cause of a roof leak, and improper placement of attic vents can cause condensation and mold in your attic.

  • Your typical neoprene/rubber boot service alone typically range from $295-$395 but can be significantly less when included in a more comprehensive service like maintenance or roof cleanging. Upgraded or custom lead and metal boots are available but cost more and can be required for some roofing types.

  • Vents are used for a range of things on your roof and will usually range from $295-$895 for replacement alone. Added to additional services like roof cleaning can cut this cost in half. Depending on your roof and budget, vents are typically plastic but can be upgraded to metal and also come in several colors. Some vents for furnaces, stoves, etc may require custom pieces be fabricated.

Flashings

Another commonly overlooked or forgot part of your roofing system is its flashings, without them your roof would leak with the first fall rain. These are pieces of metal or lead that get installed in areas your roofing meets something else on your roof. Chimneys, walls, skylights, and even your gutter lines have flashing of some sort, or at least it should!

  • These examples of flashing are straight forward. Ranging from $595 to over $1000, this cost relates directly to the size of your skylight or chimney. They are installed around these fixtures to ensure the water runs down your roof and not into the space between them and your shingles.

  • Similar to a chimney sticking out of your roof, roof to wall flashing is installed around dormers and any other place your siding meets the roof. Installed incorrectly or not maintaining these areas can cause leaks and siding rot. Pricing runs job specific starting around $595.

    Drip Edge is just what it sounds, installed at the bottom edges of your roof where the water drips down and into your gutters. This covers the exposed edge of your roof decking, preventing the wood from rotting when rain splashes and wicks up the underside of the first row of shingles. Priced by liner foot, we repair and replace areas that are bent, or install fully on homes that don’t have it.

  • When it rains, valleys on your roof work just like the ones carved by rivers in the mountains. Because they are the areas on the roof that see the most water, and where seams in your roofing meet, flashing is installed either on top of or beneath the roofing to act as an extra barrier of protection.

    These areas also accumulate a lot of debris and are prone to moss growth. When not properly maintained, they can cause leaks and need to be reinstalled. Pricing is by liner foot and job specific starting around $595.
